Owners & Renters:  How Our Community Works

Sunset Shores consists of both renters and owners, each with different benefits and responsibilities.

Renters

  • Pay a monthly lot fee

  • Receive services provided by the park

  • Additional details can be found on the Mobile Home page

Owners

  • Hold a 99-year lease on their lot, with the option to renew

  • Own a share in the Corporation

  • Pay a $125 monthly maintenance fee

Our Story

In 2007, when the park was listed for sale, a group of 20 residents came together out of concern for the future of the community.

Rather than risk outside ownership and unknown changes, they formed a corporation and purchased the property themselves. This decision ensured that Sunset Shores would remain resident-owned and guided by those who live here.

Today, Sunset Shores Co-Op continues to operate with that same commitment to stability, transparency, and community control.

How the Co-Op is Governed

The owners elect a Board of Directors during the annual meeting held each January.

The Board is responsible for monitoring the business of the park and operates under:

  • The Prospectus

  • Bylaws

  • Rules and Regulations

  • Master Form Occupancy Agreement

Sunset Shores Co-Op is organized under Florida Statute Chapter 719, which governs cooperative housing associations.

Florida law also requires us to provide a Frequently Asked Questions (FAQ) document with additional ownership information.

Role of the Board and Officers

The Board of Directors consists of seven individuals elected by the Co-Op shareholders. Their primary responsibilities include:

  • Electing officers

  • Monitoring the business of the Co-Op

  • Communicating with owners

  • Establishing goals and objectives

The Officers are responsible, in part, for:

  • Hiring employees and independent contractors

  • Appointing committees

  • Publishing and enforcing rules and regulations

  • Establishing and monitoring the budget

  • Maintaining accurate records

  • Ensuring open communication and service for both owners and renters

The Board welcomes questions, comments, and suggestions as they work to make Sunset Shores a wonderful place to visit, vacation, or live.
